The Quadrant is owned and managed by Parkway Business Centre Ltd (PBCL), which is a wholly owned subsidiary of Manor and Castle Development Trust.
When you become a Quadrant tenant, you will be given a lease by PBCL, which will set out:
Tenants have 24 hour access to the building, 365 days a year. Reception is staffed from 7am to midnight Monday to Friday
To gain access into the building tenants, visitors and staff all have to use the main door on the corner of Parkway Avenue and Kettlebridge Road.
All visitors must report to reception where they will sign in and out.
Each company will be given two keys for their suite. Additional keys can be ordered through Reception. These will be charged for at £20 each.
Whilst we have no objection to you putting up shelves or making small alterations to your suite, these must first be approved by the management via Kevin Farrell (contact via reception) and work must be carried out by approved contractors.
If you wish to have your voice and data points moved please contact Jayne (Ext 5111). The cost of this, usually around £50 will be passed onto the tenant. If you want an additional floor box or boxes fitted this can be done at a cost of around £300. The voice and data points can only be moved by our electrical contractors.
You will receive two invoices each month: one for suite rental and one for other services that you have made use of during the month.
Under the terms of your lease your office rental needs to be paid by standing order one month in advance to arrive in Parkway Business Centre's bank account on the first day of each month. If you have any query about any invoice please ring Ruth in our Finance Department.
The second invoice for services used will be issued on the last day of each month. This will include charges such as photocopying, franking, booking meeting rooms etc. This must be paid by cheque within 14 days of receipt.
As you would expect, The Quadrant is a ‘No smoking’ building – that means there is no smoking in any part of the building, in the main entrance or on the pathways leading to the main entrance. We ask tenants to respect this restriction.
We would try to discourage people from smoking on health grounds, but for those who wish to have a cigarette there is a ‘designated smoking area’ by the steps leading to the fire door to the left reception as you are going out of the building or in adverse weather conditions under the emergency stairs outside the Café.
PBCL insures the Quadrant buildings and carries full employers and public liability cover.
However each tenant organisation is responsible for taking out its own insurance cover in respect of:
It is a condition of tenancy that each organisation has Public Liability insurance cover. This needs to show public liability insurance cover of not less than £5,000,000 and Employers Liability Insurance for a limit of not less than £10,000,000.We will need to see a copy of your insurance certificate before you sign the lease and each year when your lease is renewed.
The PBCL Management Team is committed to providing you with the highest level of service at all times. However, if you have cause for complaint, please speak directly to Jim Coleman (ext 5005) who will look into your complaint immediately and get back to you within one working day.
We hope you will stay and grow your business at The Quadrant but should you decide to leave us, you will need to give three months notice in writing.
The Quadrant has 84 car parking places in the Main Car Park at the back of the building which are reserved for tenants displaying a valid car parking permit for the Main Car Park.
In addition there are 5 car parking places reserved for Blue Badge users at the front of the building outside reception on Kettlebridge Road.
The Quadrant has excellent car parking facilities and we can provide all the places that people require. You will qualify for a number of car parking permits within your rent (approximately 1 place per 100sq ft rented) and you can purchase unlimited further permits at £56.00 per month plus VAT
Visitors and tenants without a permit can park in the Pay and Park car park and buy a day ticket from the Pay & Park ticket machine. The prices are:

If you prefer, you can choose to pay for your visitor's car parking by invoice at the end of each month.
